You need to interact with others and become someone that they start to know and trust.

Read up, research, interact and just dive in.

I am also new to the site and wanted to welcome you.There is an incredible amount of information here and so far everyone I've interacted with has been amazing. 

I recently created a contractor plan going over the DOs and Don'ts when interacting with my residents.

I would like to have written manuals of what I want them to do, so it frees up more time for me to interact more on new deals.

I suggest visit your local REI Meetings and interact with local investors and agents (potential cash buyers) network as much as you can that'll make much easier when you have your first contract in hand.

Many times they offer RE licensing classes, and these can better for what you are looking for, in that you have the opportunity to interact in person with an instructor, as opposed to just book reading, online.I took an appraisal class from my local Junior College because I wanted to learn what the appraisers were being taught, so I could get into their frame of mind when evaluating my deals.Brian
