I bought it knowing that I always wanted it to be my first rental property, however not sure if the best way to go about it would be Air Bnb or a Management property with a full time renter?

I have done a few BRRRRs over the last few years and rented/sold personal residences with my Air Force relocations.

Adjust for condition and air on the side of being under market.Ask yourself this, is it better to increase rent $50/month every five years or $10/month every year?

I didn’t think the air bnb would do well in ND.

Do preventative maintenance on appliances and air conditioners.

@Michael MaloneyHow confident are you that the Air BnB laws in your area are not going to change. 

Our dryer vent was venting directly into the siding that the HOA had installed on the side of our building years ago causing moisture to build under the house and the dryer air was all trapped and had nowhere to go so it got clogged really bad and broke my year old dryer.

Coming from an HVAC background I've got a few bones to pick with foam:#1 makes house too tight/not enough air exchange from outside.

With that, Hawaii has become very strict/restricted on allowing Air BnB, VRBO, or other short-term rentals.

Flipping houses, Buying duplexes, Air bnb, or the tons of other routes I could go down.
