The inventory on 4-6 units is always pretty scarce as the amount of those pales in comparison to duplexes.

Main issues are renovating units one off with people still living in the bldg, and having a mix of tenants and owners in the bldg (yin and yang...if you will ;) So as the owner you will probably have to manage all that

Our $500 or $1000 offer pales if they think a $200k house is at stake.About 100 days: evictions take pretty long, they will be able to comfortably plan their move before the sheriff comes for the lock out.
