The best performing commercial sector for the last 10 years has been senior housing, but that performance wil pale in comparison to how the senior housing sector will perform over the next 5-10 years.  

The inventory on 4-6 units is always pretty scarce as the amount of those pales in comparison to duplexes.

Main issues are renovating units one off with people still living in the bldg, and having a mix of tenants and owners in the bldg (yin and yang...if you will ;) So as the owner you will probably have to manage all that

Of course, I agree with Jay - it would be one thing if it was a one-off bad experience, every investor and every provider has a bad day - but this is beyond the pale.

Our $500 or $1000 offer pales if they think a $200k house is at stake.About 100 days: evictions take pretty long, they will be able to comfortably plan their move before the sheriff comes for the lock out.

I've settled on HD "swiss coffee" for trim and Ben Moore "Navajo White" (really a pale neutral yellow) for walls. 

@Tim Yang, so what you really mean is: you'd only be up for "roughly $300" per month, instead of $500 if you were just renting?
