She's closing next Wed on her new house so it's adding some additional stress to her move. 

I have no experience with lots and new-builds, so I am making this post to get ahead of any "unknown unknowns" that may bite me in the rear.The key theme is that I'm open to comments, concerns, alternate suggestions and insights from those who have done something similar to my scenario.

There is a professional grade kitchen on site, a bar, and the grounds are beautiful and have been used for weddings and other events in the past.  

However, if you speak with enough folks in one market, you will quickly see some common themes that should help with honing in on where to look & what to look for. 

A common theme is somewhere between 1 in 7 to 1 in 10.

Also, curious to know after purchasing if you spend money on theming and furniture updates etc are those able to be written off without an LLC?

Everyone has seen those amazing STR that are professionally decorated and have themes that differentiate your property from competition.
