My bread and butter here in PA is rural but trendy towns, 4-10 unit multi family brrrr deals ranging from the 250-1MM mark.

Trendy restaurants and cafes, interesting boutique retail with some national tenants mixed in, housing stock is mostly new or fully renovated.

I remember once on a flip show I was watching, the hosts figured out the ARV of their target property by bicycling around the neighborhood and chatting on their cell phones, staying hydrated sipping coconut water out of their trendy sports bottles.

Being green is trendy, but if your customer isn't willing to pay for that status then it doesn't make as much economic sense...
