Notices and and cause being required or not is thicker if they've been there more than a year.Not sure if $850 Is worth it, but I would say yes if this is a quality RE, tenant and contract focused attorney and landlording to you is more than a hobby.

Make sure you get a good feeling with the TK provider because there are lots of TK providers that buy property for $30K, throw a coat of paint on the property, change the $300 bathroom vanity, tell you its fully rehabbed and sell it to you for 80K.

A potential tenant should be asking many questions such as any road widening construction planned, is there non-compete language in the lease where landlord cannot lease similar business in the same center or within a certain ring radius, when was parking lot last resealed and coated, when was roof redone, A/C's replaced,etc.If you think landlord now is going to change the lease where THEY are responsible for all of that when you signed a lease saying tenant is well good luck with that.A tenant has a (right to their own inquiry) to ask tons of questions before they sign anything.

I am treating the butcher block with standard mineral oil in the following process:Stage 1 - daily coat of mineral oil for first weekStage 2 - weekly coat of mineral oil for first monthStage 3 - monthly or every other month coat of mineral oil for life of counter topI would not put this in my standard rental since it is too much maintenance but since this is a short term rental / airbnb we will be in and out fairly often so it will only take the 2 mins it takes to lay down a coat of mineral oil when needed.
