Where to look for Commercial Rental Protection for renters

I am hoping to find a resource for investigation into Commercial Property rental protection(s) from the renter's aspect.

I realize this may not be the correct format, but am really looking for assistance. I have a small business in DFW Area, Texas, and a lease in place from the landlord. I have likely made an error, in that the lease I signed, was not the one I expected to signing (my mistake, got tied up into a 'close the deal' date). 

This lease has ALL building repairs are the responsibility of the tenant (me). This building AC Systems, Electrical, Lighting, Fire Spray for Vent Hood, etc. are all non or minimal working condition, and have been deteriorating since day one of lease. It is a standard "Texas Association of Realtors Commercial Lease" Document.

I'm hoping for insights into and possible legal protection I may have. I had not planned on re-building the owners property at my expense.
