Juice boxes, wine, melting frozen pops, magic markers, trails of Cheerios, secret stickers, and vacationers who leave their common sense at home have caused more trouble.

I realize the prices/mortgages here give investors sticker shock, but for those of us that plan to stay here and raise a family long term, we have a harder time buying a home AND investing in real-estate.

I still have sticker shock when we close VA loans, when compared to conventional, with the rates being so much lower, no PMI, and 0 down payment requirements.

I got a quote for boundary ($10k) and ALTA ($14k) surveys and had a bit of sticker shock. 

If they are paying 30% below market, they are going to be sticker shocked when they start looking and will need time to save up the cash to move.

Can you buy windows / sliding glass doors wholesale / cheaper than sticker price for a rental if you are the general contractor / otherwise?

For added protection, stipulate in the ICA that you will hold back a pre-determined percentage (similar to a bond) at the end of the project that would not be payable to the contractor until all municipal final inspections are passed and stickers issued.Hope this helps.

Long story short, car was towed cause she had no handicap stickers or plates. 

One unit may have a sticker on the door from a door repair company but i don't know if they have 24 hour service.

And you are right I was considering buying a house here as I may work here for a few contracts and houses to us OH folk seem way over priced for what you get lol But I still may look into buying a house and maybe we can work together :)  So that's step 1 for my OH persons; the sticker shock of the real estate prices.
