For added protection, stipulate in the ICA that you will hold back a pre-determined percentage (similar to a bond) at the end of the project that would not be payable to the contractor until all municipal final inspections are passed and stickers issued.Hope this helps.

And you are right I was considering buying a house here as I may work here for a few contracts and houses to us OH folk seem way over priced for what you get lol But I still may look into buying a house and maybe we can work together :)  So that's step 1 for my OH persons; the sticker shock of the real estate prices.
