I did a walk through with them, and the gentleman had trouble walking up the sidewalk steps to the porch and then with the stairs to the 2nd floor.While she’s is in great shape, I’m worried that she is the dominant one and not seeing how he’s struggling.

Better yet, would be an access easement of ten feet wide, put in a sidewalk and fence it from your property, but not a whole split of your lot, and also expiring upon the change in ownership of the other parcel.Small HOAs / LLCs have lots of financial issues.

If your property has been previously surveyed, you may be able to find the corner markers, which in NOLA are often 1/2" rods in the rear of the property and crosses cut into the sidewalk or driveways in the front of the house (although these are often on the cities easement if on the sidewalk, i.e. further toward the street than your actual property line).Personally, unless you think the fence is many, many feet from your property line, its likely not worth worrying about.I also believe that you do not need a permit for a fence in New Orleans.

But I don't know about your HOA, but don't most HOA due's cover grass/yard maintenance, common area upkeep, snow removal, exterior maintenance (windows/siding/roofs/sidewalks/roads)?

I added some general property maintenance obligations,  such as keep and maintain the exterior of the dwelling, garage, all out buildings and component parts thereof clean and free of all foreign objects and substances, keep and maintain the driveway, sidewalks, walkways, porches, patios, garage floor and other surface areas clean and free of all foreign objects and substances, keep and maintain the roofs, gutters and downspouts clean and free of all foreign objects and substances, keep and maintain all plots of ground prepared for plants, including the plants grown in such plots, in an orderly, attractive, and healthy condition, keep and maintain all garage door remote controllers in good working order and, at the end of the lease, return all garage door remote controllers to Landlord, and supply and change the refrigerator water filter cartridge, if any, at least every six months or sooner if prompted to do so by the filter change indicator light on the refrigerator.

This seems very expensive to me, particularly given how frequently it can snow here in Wisconsin.The property I'm purchasing is a 4 unit on a small lot with about 5 paved spaces off an alley for parking, two walkways on entrances and a short stretch of sidewalk

If tenants are parked there, the plow won't be able to clear much, so I'm questioning if it is better to just limit the services to shoveling/salting the sidewalk, walkways and stoop.
