I would not consider this an "investment" however in comparison to some other "safer" accounts this could be a strong alternative.

I also own LTR and the ROI comparisons on the STR blow the doors off of my LTR.

Appraisals are way less in depth and more of a quick look through and comparison to comparable sales to establish a value.I would be worried about whether or not the deal still works for you.

The debt was paid off yesterday and feel that it was a small amount in comparison to many other possibilities.

Get the commercial attorney used to doing the ground leases and have an initial call with them and get their thoughts about your sequence to follow.  

Thanks Allan,  I ran the numbers in comparison to the other estimates and it looks like my worst case scenario is paying the same as the other guys and best case is saving a couple thousand.
