One of my properties just west of Troost (the "good" part of town) has had multiple shootings in the neighborhood in the last 12 months...Trulia/neighborhood scout are more dependable than I am, but when I see crime scores in the 90's I typically try to be careful unless the area has very strong income and population trends.

(They have been scarce)I’ve been walking around my new neighborhood and scouting out possible leads.

Even in my experience the max value (frankly the only value) PMs have bought is tenant scouting and searching.

Put some flyers on doors while you are out scouting. 

Go scout the neighborhoods and the schools and see if that is where you want to live. 

Neighborhood Scout does 1-offs for pretty cheap.Don't count on doing a value add business plan straight out of the gate in this environment, and underwrite for 0 rent growth for the next two years.
