This is absolutely a scam.

Have you guys found they're usually an asset or a scam?

Florida is notorious for foreclosure scams and modification scams.I was wondering, however, if any one has had any experience with approaching a distressed homeowner with the following proposal: If they don't want to do a shortsale, and they have little to no equity in the property, I would be willing to take over the deed and the mortgage.

That's only true if the owner is running a scam.

Honestly at this point Bigger Pockets could probably start a "Morris Invest Scam" forum category with how many people have been talking about issues with that company.

Not worth the paper they are written on, scams, etc...But, if you were to HAVE to get one for a fourplex, what company would you use?

One way or another you are going to pay for your "tuition" - either a. being scammed by gurus hoping they will teach you the "secrets" on how to become a millionaire in your first year/month/property/flip/deal, or b. while doing mistakes in your first projects/deals (but at least you get something out of it and is the best form of education)  or c. putting a lot of time, effort and resources in learning about real estate investing industry (and that includes marketing, financing, negotiation, contracting/legal, taxation, hiring, project/people/property management, etc.).

From my moron contractor that lied to us he was licensed in plumbing and electrical.. that did all the wiring and plumbing and then covering it all up with sheetrock, trying to scam the city into thinking no one touched electrical, to not ever having a single inspection done, then stealing money from me, and running, and buying the cheapest material.. ever!...

It’s a scam of sorts.
