Sounds a bit robotic to categorize human beings in this fashion but I'd think in a business built on networking it is never a bad thing to be over-organized to aide memory.

So now you aren't reading directly from your script, your just filling in answers on a lead sheet or on an app on your phone/tablet/computer.You do have to become very familiar with what is contained on the script, so you are not "Umming" & "Awing" and sounding like a robot reading something.

And none of my staff are robots.  

Short sale processing is very robotic - like a rusted old robot from the 80's, unfortunately.

I work full time in the auto industry as a robot programmer and have been doing this for 10 years.

AI and robotics are going to make most jobs of today obsolete no matter what industry you are in.

@Bob Wilson You may want to consider a robotic lawnmower to solve this problem. 

They should know what questions to ask the other agent, and get more truthful answers, along with the knowledge to research themselves, things such as how many mtgs/liens, who the mortgagees are, past submittal issues, etc.

I am new to posting on BiggerPockets, but I've explored the forums and podcasts.I just moved to Dallas, TX and am currently a Mechanical Engineer for a robotics company, but have always been interested in REI.

I don't know of anyone who is likely to make a buying decision based on someone who sounds like a robot or a 3rd world "customer service" or tech support person.
