I feel like after reading a couple of books the overarching mentality, techniques and methods on real estate investing would become repetitive but i also want to do my due diligence and get smart before rushing and failing at my first real estate investment. 

Does anyone have any recommendations on software or techniques one can use in order to speed up the process? 

. $14/night AirBnB tax, and letting renters pay their deposit over the first 6 months of the lease, among other ridiculous laws), as well as increasing my property taxes 25% this year to pay for their wasteful spending, versus a more conservative government in Phoenix garnering less property tax and more relaxed rental rules.

. - It is very possible they just signed the first person they could, or relaxed the criteria, or didn't try or didn't at all verify their previous rental.

You are definitely on the right site if you wish to network with other investors, learn new techniques and strategies, and get a sense of direction in real estate investing.In my years perfecting and sourcing undervalued real estate for immediate resale, I have discovered that sending out blind offers to owners has garnered me the most success. 

It's kind of a break I take and find it relaxing.

Brandons book on no and low investing does not go into much detail at all about legality and techniques and most videos do not either.Thoughts from experience?
