I only work with people who already have a functioning company, and I basically go in and look at all the puzzle pieces- current systems (or lack thereof), wants & desires, challenges, logistics/numbers, etc.- and based on all of that I give recommendations on everything I see that would get the business to where the owner really wants it to be...all while making their life significantly easier.

He said there really is no such thing as a 30-year loan on a commercial property. 15 years, but not 30.So, I'm puzzled - I've heard tons of folks on the BP podcast say they have however many rentals, and they are 30-year loans, and their tenants are paying the monthly loan payment, and so on.

Cashflow proves your are not funneling in cash every month to cover expenses and financing, NOI helps compare deals "apples to apples," and IRR gives you the final piece of the financial puzzle to see if you can obtain the total return you are expecting.

I like to think of real estate deals as puzzles to solve.

It's more like a series of puzzles.

Personally, I'd look to partner with a consultant (this is how I operate with my clients), not a coach... the consultant will help you structure your business, build a roadmap, and put the puzzle pieces together quickly. 

Sounds like you have a lot of the puzzle pieces put in place already so that is great. 

In fact, most realtors won't even want to see them, as it's not their piece of the puzzle.  

I'm super-puzzled by their threat to call your note.
