There are a lot of pitfalls with self managing as well, and if you are not well versed in the fair housing laws, landlord tenant act, etc, you can open yourself up to liability that is limited by using a professional property management company. 

It's still a great strategy - just need to be aware of the potential pitfalls, too.

Through that education, which included reading articles, books, and listening to dozens of podcasts, I was able to avoid many of the potential pitfalls that I may have otherwise hit.
