Keep in mind that many responsible agents tend to be conservative with their valuations, especially in today’s market, where properties aren’t moving as quickly as they once did.If we’re in a conservative market, pricing on the lower end may make sense, but it’s always good to weigh your options carefully.

What was your initial investment into bitcoin (if you don't mind sharing, and how long were you invested?)

I do it manually (and keep in mind, it also depends on the state and location - VRBO does for some and not for others, Airbnb does for some and not for others) I know many folks happy with Avalara though. 

Since this is my only property I do not mind and with my flexible schedule I am able to spend time doing this. 

My most aggressively priced lender also does not mind  :)

Just keep in mind each persons situation is completely different and small things can make a big difference in rates, fee's points, terms, etc. 

It can easily take 6+ months to find a motivated seller. - Just be prepared, because a motivated seller typically has a property with issues you need to be sure you can solve.

However, you will get a range of perspectives because several here don't mind and even brag about losing monthly.

But it takes time and energy from internally motivated people who take responsiblity.
