The problem here is that the prospectors of bygone days looking for gold were prepared with their maps, tool, labor, knowledge of mining .................. but today your real estate gold prospectors are not prepared, do not understand making offers, misunderstands assignments and ethical behavior, creative contracts, negotiations, hybrid offers, skinny contracts, Control & Roll and all it takes to get to settlement.

I see a lot of people saying things like "My cash on cash return is 12% on this property and that's a lot better than my mutual funds have been doing in the market."  I get the impression that they are comparing a 12%...
