This opinion may include the observation that you appear to have a sense of entitlement and a basic misunderstanding of legality and morality.

The problem here is that the prospectors of bygone days looking for gold were prepared with their maps, tool, labor, knowledge of mining .................. but today your real estate gold prospectors are not prepared, do not understand making offers, misunderstands assignments and ethical behavior, creative contracts, negotiations, hybrid offers, skinny contracts, Control & Roll and all it takes to get to settlement.  

I am having an investor mentor me and he will be signing the contracts when it comes time to, sorry for the misunderstanding.

I see a lot of people saying things like "My cash on cash return is 12% on this property and that's a lot better than my mutual funds have been doing in the market."  I get the impression that they are comparing a 12%...

In that idea is where I think folks misunderstand that it was never meant to be a list of black and white ideas.
