Hi; I'm marketing for referral partners and would like to focus on a list of top producers in my area; how do I find out which agents do the most business for a given area (not nationwide)?

The referral incentive works because the agent loses the listing and sees his commission evaporating. Then he sends the lead to us hoping for conversion to a rent-to-own, which will get him back a referral fee equal to about half of his lost fee.

Top agents don't lose many listings. They price right (or don't take the listing if the seller won't price right) and sell quickly.

If you want to target agents who have a lot of expired listings, start with the worst ones -- they're the ones with all the expired listings.
