You essentially have essentially cast a super wide net and are going to get a ton of sales responses, but what I gather from your post that what you really need is a mentor/like minded investor to help hone in on recognizing good deals, narrowing your focus and absolutely protecting your capital.

My mentor taught me to double my estimates for what I think my project will cost and ½ what I project my income to be.

I'm currently attending a weekend info session , pre buy process and auction with Dustin Hahn's group.

One of my mentors moved something like 25 times in 23 years, to build part of his empire.

To beat these hurdles, wannabe investors should learn more, find mentors, begin with small investments, make work connections, have plans for action, and grow a strong mind.Good luck!

Once you have that clarity, build a team around you—this could include a real estate agent, a lender, a mentor, contractor, a solid title company/Attorney and possibly a property manager etc.

You do not start by engaging into a mentoring program.
