To rent a place it must have exterior and interior photos of a clean property with daytime photos including the kichen, living and bath.

How are you going to perform your listings 'Daytime' showing schedule if you work? 

Until I am financially independent and can leave my W2 position, at the very most I could commit 4-6 weekday daytime hours, 3 late-night hours each night, and 3 hours each Saturday.  

I ask because I know I have always looked at places to rent during the daytime (9-5).

The wealthier neighborhoods have more and better stuff to steal.One technique I've heard about for 40 years is the brazen daytime robbers dressed as movers who show up at a house with a large moving van and empty it out while the neighbors watch (it happened on the street where I lived in the Rose Garden neighborhood of San Jose, California).

But in the short 2 years, 4 out of the 5 houses in front of mine have been bought by investors and gutted.. and im right on Ocean ave/MLK, which is def not a stroll my baby around chasing butterflies type of scenario even in daytime. 

My goal is to build a real estate portfolio that generates passive income, while allows me to keep my daytime job. 

With the initial offer to the place we agreed on having the closing date as 7/13but as of now 3 days left sellers not co-coordinating the day/time to close.

I want to quit my daytime and just do real estate.

I have found that tenants who want to block all the light either have a drug problem or work at night and are trying to darken their room for daytime sleeping.
