Sellers not co-operating on closing date
Hi,
I am a new investor trying to learn along the way. I bought a townhouse and my loan has been approved. With the initial offer to the place we agreed on having the closing date as 7/13but as of now 3 days left sellers not co-coordinating the day/time to close. I am going to rent this place. This place already is non-owner occupied, tenant is moving out as of personal reasons and on a month-month lease. I have already listed the place for rent and I got a bunch of people wanting to see the place. I was hoping the closing will be this Friday I could do some cleaning and have an open house on the weekend to prospective tenants.. I am kind of frustrated with the sellers. If I tell the sellers I am walking away if the closing date is not met, am i legally obligated in any way? Also, can I sue the sellers since they agreed on something but not willing to close on the said day?
Any thoughts and guidance is very much appreciated.
Thanks
Sanjay

Thanks guys for all your valuable input. I wasn't planning on renting the place without getting the keys and have all documents squared away. Guess I didn't know I couldn't even place an ad on the public sites for renting in a future date hoping I'll close on time. This is really good information. thanks all, appreciate it!
