I know of some options where you can go to non-traditional lenders and use a DSCR (debt service coverage ratio) loans and you may be able to leverage that money and not have to rely on your credit to get approved.      

It is good practice to confirm vendors who have employees maintain workers comp coverage.

Now its finally getting the press coverage as the top emerging market.

You can also experience exclusions in your own insurance coverage, particularly if you are performing the work without correct licensing and permits. 

Also, does landlord insurance provide enough coverage or is an umbrella needed?

I know Proper is specifically cited for its comprehensive coverage, which is detailed very well on their quote -- everything from liquor liability to assault to sinkholes... 

Specifically, shower tile with grout missing, tiny thin grout lines, gaps in overhand coverage/not sealed, and the list goes on.

What is giving you concern about the coverage/protection?
