USAA vs. Proper for Short Term Rental (STR) Insurance?

Matt J.
Posted

Hello -- about to close soon on my first STR property and curious if anyone has used USAA to insure their STR?

USAA has phenomenal rates and service and I'd love to continue to use them this time around. But the significant difference in the quote compared to Proper's (200% more) makes me nervous I'm missing something.  I know Proper is specifically cited for its comprehensive coverage, which is detailed very well on their quote -- everything from liquor liability to assault to sinkholes...

However, in talking to USAA, I read many of these coverage elements specifically called out by Prosper and asked if USAA would cover them. They wondered why these sorts of incidents simply wouldn't be claimed under the general liability coverage of $1M. Prosper's explanation was that many providers deny claims for the particular items/incidents they call out. Though the USAA representative couldn't really give a definitive answer on every coverage element Prosper notes, the general response was "why wouldn't that item be covered?"

I have a current umbrella policy with USAA as well which in conjunction with the renters policy, would be several million more than Prosper's coverage.

But please let me know if I'm missing anything critical. If anyone has any experiences they could share in filing a claim with USAA on an STR, that would also be great! I know they're a bit new to this space. Thanks for your insights!

MJ
