There are some businesses deemed "sin business" that are disqualified from Opportunity Zones they are; any private or commercial golf course, country club, massage parlor, hot tub facility, suntan facility, racetrack or facility used for gambling, and any store the principal business of which is the sale of alcoholic beverages for consumption off the premises.

I can't say exactly why or when (that is proprietary information and not ready for public consumption yet).. but remember you heard it here first.;~)

You could add a clause called excess energy consumption charge and bill them XX dollars for every time they are found wasting energy (ie propping doors open) but leave it open ended so you get to be the judge.

Right Rob, when my units were empty the only consumption was from the lawn.

Keep in mind that the current incentives are subsidized, so while they may benefit the purchaser, that subsidy trickles down and gets passed back along to the masses.I strongly suggest that you research this heavily before proceeding and understand what a correct installation equates to and if the project can accommodate such... otherwise, you may only realize a portion of the system's ability.As for recouping the investment, this too should be researched... it's my understanding that the ROI takes a very long time to realize... and if I were buying a property with solar, and the price was increased because of it, I'd want to see documentation showing reduced kilowatt consumption and that usage translated into dollars.  

Something else about these countries further up the list....a lower drinking age and a much higher cultural tendency to daily moderate consumption of alcohol.

After completing the toilet replacement & toilet rebuild (tomorrow), I will then see if the water consumption continues to go lower.

It has been proven that utility consumption is much better scrutinized when it is a controllable charge than when there is no connection between consumption and charges, as would be the case when you include utilities or when customers are billed a flat rate regardless of consumption.
