Concentrate on the geographic area that best meets your needs. 

We concentrate more on cash flow.  

I'm trying to convert my portfolio to such properties but don't want to have a high concentration in one area.

@Steve PuglisiIf you are going to market to estate attorney(s) the attorney represents the PR (Personal Representative) while the PR represents the decedent (estate)If you can, try to concentrate on those PR's that reside outside the state of CT (AZ, TX, Utah, HI, etc.,).Usually at most the PR that whom you contact, may be motivated to sell..No matter how much time has passed during the administration process the emotions for the family are still raw..Good luck...  

Everything is concentrated in a few areas and people can spend as much or as little as they want and they can still get an experience and a vacation.

Even if Zillow's homes are concentrated in 50% of the listings in the US that's still just a tiny percent of what's for sale.

Hire a good PM and that will not only handle this issue but will free up so much of your time to concentrate on furthering your business.
