And kind of along the same lines as what Brian M. was saying, if you are direct to the decision maker and they are engaged, the take away works wonders in helping you regain control.It also helps to have a senior partner or committee (who may just be your significant other), who has to "approve" all the changes.

Ok,so now the 5% rent cap,AB 1482 passed the committee,in April,along with another tenant eviction protection law just in the last couple of days.It seems like the odds are pretty good it’s going to pass.Im so screwed.I had to redo all the stucco and the structure on the outside,and I didn’t evict the tenants.Instead I gave them a rent break.I recently found out all the bathrooms where done on greenboard and pretty much had to redo those.what should I do?

We signed the term sheet and moved forward with the appraisal.They ended up sending it their loan committee and changing the terms on me a few weeks before close: 25% down, 25 year AM, 5.5 interest rate.

Far from true, not only by simple transaction logistics but banks typically don't move that fast as usually the bid and final bid needs to go to committee (depending on bank size).
