But yes totally agree with @Jeff S. comment, and also there were some really cool DIY bigger pockets meetups (like the South LA Bigger Pockets meetup which moved to Facebook groups) that are full of other investors who are just looking to connect, and not sell you anything!!

Something does not make sense, you say above setttlemtn to occur on Sept 27 but in your inital comment you say settlement is in 2 weeks.

Can't really comment on the difference in accuracy between the both though.

To comment on the bigger thread, commercial is generally better, but requires more capital.
