Tons of smokers, loitering, cussing in public, and even a couple situations that made the local news (tenant through a TV off the second-story balcony, then the next week drove his car into one of our contractors trucks and threatened him with physical violence...4 police cars on the scene).- New desirable tenants do not want to move into an apartment complex and pay market rents when it's still a dumpSo we accelerated the entire process.

I've had zero fights about it and, as I mentioned, I've seen a complete stop to the obnoxious stuff like cigarette butts being left out and trash piling up behind doors.

Remember they will buy their lottery tickets, cigarettes and booze before they will pay their rent.

(Like cooking for example, or smoking cigarettes on the porch).

If you have smokers in there, use a regular Swizzle floor mop (I think that's what it's called-- the ones with the replaceable cleaning pad) to scrub the cabinets and walls-- takes most of the nicotine right off.  

There used to be a smoker there because when I sprayed the windows, yellow liquid ran down. 

I do not allow smokers.

You're limiting your rental market by saying "no smoking," but there's no way I would rent to smokers either now.

A lot of the carpets (older) have cigarette burns, worn down and need to go upon tenant move outs.
