I would say no. 

The land banker, the long term landlord, the neighbor that wants to expand their home, or the horse owning owner occupant with no other options?  

We get angry responses all the time because NO ONE READS anymore.

Some agents will not take less than 3% no matter what, others will adjust based on the deal. 

My neighbor has listed his but also has had occupancy issues as an STR and said that most people looking for either rooms or cheap stays but I can't comment on that as I have no experience listing as an MTR.

The biggest thing with this is if something major happens are you legally covered if the unit is illegally rented. 

I have never built a home before and I do not have 'construction' experience aside from renovating my own spaces (so i do have experience- just no formal experience).
