I would consider that a material fact if the intention was clear that you were going to maintain this as a rental property, however if you do legal battle with them I don't know how much you'd realistically get.

It just seems like a losing battle "managing the property manager" for $150/mo. after CapEx, and a 2-3% annual appreciation (most Turnkey markets).

In addition to the asset protection, I see another benefit of forming LLC to be its deterrent effect, because tenants and/or other randos who are deciding whether to sue would see a LLC as the landlord (which would involve a more drawn out legal battle for any recovery) rather than an individual (which is a much easier target).

Everything that remotely smells like advertising is deleted in the forums :-( thus the paid marketplace area (hint).Since BP doesn't have non-US cities to choose when hosting and arranging local events, some people (wink) might have to choose a US location but be sure to add local keywords to their headlines and content.

Some units had cat piss and smoke smell in them so the floors and possibly sub floors needed to be done.
