Most deals require accredited status which may be a hurdle.  

Can anyone offer suggestions on how to find accredited investors for Apartment deals?  

With its location to the new Cerner Complex (16,000 jobs to be added in phase one) In a few years it will be an awesome area and has one of the few school districts in KC that never lost accreditation.

Hi @Rian Greenberg, if you’re an accredited investor there is an investment product called a DST (Delaware Statutory Trust) that might be beneficial for you to learn about if you decide to perform a 1031 exchange.DSTs eliminate the day-to-day hassles of property management, allowing for more free time to do the things that are more important.

And you have to be an Accredited Investor.  

DSTs are available to accredited investors and offer potential cash flow, tax shelter and appreciation.

You may want to play passively as a limited partner if you are accredited and earn/learn or help out a syndicator to gain experience to see how they are doing it.  

Interested in lending my own money along with 1 non-accredited investor and possibly with another that is accredited.  

Most look to attract accredited investors so that is the main hurdle.
