There is now also passive pockets.Every presentation is going to make it sound like a can’t miss opportunity - that’s the whole point - a sponsor is not going to say their investment stinks.You can also ask the sponsor if they have ever had a track record verification report done or had a third party report done as well. 99.9% of sponsors don’t get one (for obvious reasons) and those that go after institutional absolutely must get one.

They work for the builder, that is there client, you are NOT there client, you are there customer, and as there customer you get the MINIMUM as is required by law, the absolute minimum.

@Dina Schmid Inheriting a property is the best way to get property form parents, but looks like this is small transaction because of the property value so inheriting is not absolutely necessary.

Doubling up on deposits or requiring larger deposits might weed out some of the riskier tenants upfront, though it's not always a foolproof solution, especially in markets where affordable housing is tight.Regarding your point about double security deposits, you're absolutely right-this can be an effective strategy.
