Utility Company might trim them but they will top it off and it will be ugly.

Try and have them bid " apples for apples".1- Windows   , Vinyl, Low E.2- Six panel doors and no jambs but new trim.3- two tone paint, these two colors.4- New bathroom vanity, toilet, and remove old tile with new tile. 12' X 24".Etc , etc.Brent is smart and great article, I am just adding my point of view from a seasoned  Re- hab contractor!               

I'd like a second opinion on advising on rehab trims vs. value and arriving at an accurate ARV (BRRRR is the strategy I'm using).

Nothing wrong with firing bad clients and trimming around the edges to keep your sanity.  

Purchase price: $102,500 Cash invested: $28,000 Rehabbed single family ranch property by replacing all trim, flooring, removing kitchen wall for open concept, new kitchen cabinets & island, replaced roof, updated electrical, new heat pump and A/C, complete Master Bathroom(with tile shower), and adding egress window in basement.

Will need work done outside, windows, siding, porch and inside: kitchen, some flooring, all trim, Some HVAC work and other items.

We got rid of an old hot tub that wasn't working, trimmed some overgrown trees throughout the property.

We want the lawn cut every the other week in the summer, remove leaves in the Fall season and trim bushes once or twice a year. 

If you own them I would budget to remove, if you don't I would budget to have a tree service trim back every couple years.But biggest risk to me is tenants and turnovers
