What made you interested in investing in this type of deal?
Good purchase price for an entry level rental in Denver. The house did need some minor work, however the property had a large 960 sq foot garage which was a great value-add at that purchase price.
How did you add value to the deal?
Invested some money into freshening up the inside, as well as the yard. We got rid of an old hot tub that wasn't working, trimmed some overgrown trees throughout the property. This opened up the backyard to create a nice outdoor space for tenants (previously the backyard wasn't functional). We also added a small concrete slab to the backyard to create a space for the option to setup a patio table outside.
