Nice duplexes in East English Village, Morningside, or University District/Bagley can be had for anywhere between $150k - $250k.

I’d probably look to rent just in one lease, probably a nice middle ground between having 5 tenants & paying a property manager

The more USD circulates inside the US, the stronger middle class get's. 

For the investors I work with, I send my flippers to certain neighborhoods (Near east side, Crown Hill, Mapleton Fall Creek) and my LTR investors to other areas (West side, Christian Park, Martindale-Brightwood) -- there are some transitional neighborhoods that work for both (Brookside, Little Flower). 

However, the whole East Coast is at risk of hurricanes, the midwest tornadoes, and west coast mudslides and Earthquakes, so to me there is no really safe area. 

And seeing as it's an organization level with so much staffing we need HR, middle managers and organization managers.So now we are at a place that the staffing "suck" eat's up the revenue of a couple K doors, so we need more doors to make up for that, AND as we add doors we add more staffing requirements, which add's more "$-suck" so need more doors to get over that and it's a lovely feedback loop....... 

I am one of the few that has made a living doing sub 75k loans we just do ALOT of them As for Development I have funded entitlement projects in Orlando  and Atlanta and currently doing 3 in Virginia just a few minutes East of Dulles these are high end REsi projects pre sold to Toll  and one to a large regional.
