And beware the domino effect--where you pull or improve one thing and then see you need a new this and that... and heck, you may as well do the flooring and so on....easy to find yourself in a full on remodel without clear, crisp stopping points.I do get the sense you are going to "do something" in the excitement of your first rental and this is a sign of a good landlord.

Depending on your area and how stiff the completion is, if you can get away with utilizing financing for an initial purchase that is the best route to go in my opinion.If your intention is to buy it with cash and then re-finance it in the near future, you may as well save additional closing costs & get a better rate!

So, for what I have gathered in my researches, before I found BP, is that apparently the profits in REI are not for doing the actual business, but rather becoming a guru and talk, and talk, and talk, about the business and how successful it can be by buying some sort of proven program at prices that you may as well, just use it as a down payment in an actual property I would say :)).
