HomeGoods also had a ton of great pieces on offer when I was furnishing my Airbnb - lamps, mirrors, side tables, chairs, stools, kitchen and bathroom accessories, throw pillows, blankets, etc.I am very much NOT a fan of Ikea furniture - most of it is recognizable (not in a good way), looks and feels cheap, and also doesn't hold up well at all over time, but certain pieces may have a time and place in your rentals (lighting, kitchen accessories, silverware/plates/bowls, etc).  

When I convert it to a rental, I'll take them down for light fixtures, so long as comparable rentals don't have ceiling fans. 

As long as you have at least 20% down, assets for reserves + closing costs, and your rent covers the debt service 1:1 - it should be a green light just about anywhere.

In my case that made enough of a difference to make property management very light.

However, the LLC will not be liable for VA loan mortgage payments.Also remember, any given loan provider DOESN'T CARE about your asset protection, the loan provider only cares about protecting its interest on the payments due.Essentially, a refinance will allow ownership and loan program conversions.Loan transfer restrictions on VA loans do exist, so tread lightly. 

Landscaping, lighting, overall appearance can impact the "first impression" of future tenants. - Are their ways to add other income streams to the building such as: washer dryers, parking, storage units, etc... - Also, spend some time before/after to drive by comparable properties in the neighborhood to understand your competition and the rents they are asking. 

In light of the one ethnicity element, i sincerely advise that wherever and whoever it is, without question, know the community you are serving and understand how to establish and maintain a level of mutual respect.

We were particularly interested in this deal because it involved a light rehab, which is less complex and time-consuming compared to more extensive renovations.
