If there is not a shared laundry facility that is easy for the tenants to access, then I would suggest adding them to the unit. 

I had dryer vents installed in my laundry room at home and I have to admit I'm negligent in not cleaning them, and my plumber who installed it warned me it could be a fire hazard if not cleaned. 

Other than the carpets, does the spot wash off with a cleaning solution?

On the car wash business... this deal is to purchase 2 separate car washes in one deal, they are 2 auto touch free washes with 4 manual wash bays.  

So now we have a laundry schedule in my multi's, a designated yard guy, designated doggy doo-doo days where all poop is picked up, etc.  

So you will have an expense and an income washing them out.

Hi there- I used Couch Pest Control on a recently purchased 800 sqft 1920s cottage in Dunedin plus a 120 sq foot laundry building and I paid $1200, which includes retreating within the first 12 months.

I have set my eyes on starting my career in Los Angeles, but I haven't fully committed for fear that the potential of a newbie getting washed out in a market as big and as fast-paced as LA.

It's possible that the tax bill will end up being a wash if you can count taxes paid abroad against your US tax bill, but I'd suggest finding a CPA with plenty of experience with the Chinese system and how it intersects with IRS regs.
