I've entertained the idea of throwing cash down to buy a gently used Toyota Tundra but I actually enjoy staying below the radar.

I want to increase the deposit amount and enforce rules on maintaining the property but i know i will have to be "gentle" with them because they've been allowed to get away with a lot of things that are outside the guidelines of their current lease with no consequences. 

The only reason we are choosing to stay near Fort Sam Houston is working on that specific base and avoiding a massage commute of over 20+ minutes.

For a new/beginner turnkey investor, I'd say the key is to focus on who a good, more gentle turnkey provider who has really good property management in place.

Gently guide them back on track.

Color from outside would give a gentle contrast.

If you are priced same as everyone else but offer a free gym membership, free lawn care, all utilities included, and Friday back massages ("C") it will be rented in 5 minutes.
