(That's not to say that it can't be done without one, the other or both - I bet there are quite a few testimonials out there proving otherwise.)The upside to doing deals by yourself is that you get to keep all of the upside as agreed upon with your investors and control the investment decisions. 

Testimonials are great but are they enough?

Use google, research the companies, read the reviews and the testimonials.

I was reading over the testimonies submitted for consideration, MOST from landlords pleading for them to strongly consider the consequences of such an action that damages landlords.  

Tenant had a lawyer, there was all kinds of testimony (tenant had moved in and cleaned up a trashed foreclosure in lieu of a deposit) and the lawyer seemed to be heading towards an argument that as the tenant thought she was in a buyers agreement the eviction period should be 30 days like a mortgage.

I would like to hear suggestions from the BP community on the best way to make this transition, how to get in the door with a brokerage, personal testimonies, general advice, etc. 

(I had LOTS of documentation) They flew people in from Florida & California to testify but their testimony didn't match the documentation.

Also, when I did background research on his company here on BP, I saw lots of amazing testimonials from BP users like how he had picked them up at the airport and toured them across the different available properties.
