Quite a contrast from the folks I've met "at the water cooler" at my day job!

If your market is cooler, you will most likely take longer to sell.

For apartments buildings (not SFH)I am torn between getting higher cap rates in areas like northeast philly (mayfair, holmesburg) versus much lower cap rates in cooler, appreciating areas like Kensington, Rittenhouse Square. 

And yet, with our last vacancy, it seemed to be a little cooler.

The good thing is that with the cooler weather the grass seeds will stay damp and will grow well this time of year.
