Also Cody careful In Mississippi one of my clients there got thrown in Jail for brokering without a license.he got caught once got a cease and desist and I set up a transactional program for him so he could come into title and resell.. he did quite well we did one or two a week there for a few years.. then we had a falling out.. he reverted back to his old ways of tying up a property putting it on his website and reselling it without owning it or bringing in his own funds to close.. and got turned in again this time he was arrested and charged with a felony..

Additionally, in many jurisdictions there are regulatory/legislative restrictions on when you can disturb the tenants.I always figured, if I'm looking to drop $500K to +$1M on a small to mid-sized apartment building, I can make myself available for an hour or two during the week.... and as @Jeff Kehl indicated, if you've done all your homework and deem a property worth a walkthrough, you've probably already submitted a LoI to the Vendor.

This unit is near many employers such as Boston Scientific, Deluxe, Land O' Lakes and others.I started my listing at $1825, and then dropped it to $1795, when I didn't get any leads or contacts after the first two weeks. 

Too many Realtors I talk to are doing their business morning, noon, and night 7 days a week.

But I think each case is unique so I'm presenting mine here to get better help.This is for a SFH I just bought a couple of weeks ago for $570k. 

I do work full time, can save 200-300 per week, and have a small savings of 5000.

Ironically, I just listened to your show probably two weeks ago or so and I learned so much from it. 

If it is no big deal, the seller shouldn't mind waiting another week so you can understand the issue.  

I always put all my energy  in the house I just purchased  to rent out.When I say all my energy  I am working  7 days a week going full bore ,every day it is not rented is money  lost !
