Title search found a Restrictive Use Covenant

We are set to close on a 9 unit property on Friday. This property currently has 4 tenants that are receiving USDA voucher assistance. Late Friday our lawyer sent us a document that title had came across. This document was titled Restrictive Use Covenant-The Last remaining Tenant. This was signed by the seller in 2015. Been searching all weekend for what this might mean and what impacts it might have on us. PS I can share the document, but not via the BP APP.
