We operate in Florida (I’m based out of Kissimmee) and have a through understanding of rules and regulations as well as a vast network of resources to assist you with everything from locating and purchasing properties to operations and guest management. 

They let people like me with a vast network over many years do that for them.

But then again the tactics that the vast majority of wholesalers use aren't legal either such as marketing the found property instead of marketing the contract.  

Centrally located and close to town, the grocery store, and the playing field, restaurants, walking trails, and the library.

So even though the vast majority do not make enough to afford to buy and or barely rent the sheer numbers of those who are left and that are still qualified compete for the low inventory.

While some areas of my life have certainly vastly improved, i'm still dealing with this taking action and procrastination issue.

There are a lot of factors that go into that.On the vast majority of properties you'll only be able to operate with an accessory permit, which requires a homestead exemption.

I have a renter ready to move forward with paperwork but understand this can look vastly different from tenant to tenant and traditional leases aren't typically used for this type of scenario. 

A lot of the expenses, like insurance, are higher as you are charged the corporate rateAs far as finding 2-4 units, the vast majority are sold on the MLS. 

They tout their forms library....well that gets a C- from me.
