Vacation Rental Southern Florida

I’m looking to find an agent in the southern Florida area that is familiar with good places to buy vacation rentals..what municipalities or counties are vacation rental friendly etc. Not against having to rehab but would also consider turnkey if the numbers worked. Prefer someone with local connections with various contractors. Areas I’m familiar with are Delray Beach, West Palm Beach, Ft. Lauderdale etc. If anyone else with experience in these areas can give me an idea of any zoning ordinances I should be aware of or any suggestions on locations it would be much appreciated. Thanks!
