Firstly, I want to apologize if I am not posting a unique discussion and this overlaps with a thread that I have not yet seen.

There are some major things you should do after you select your niche and property area and before you start making some offers.  

To be a successful and active real estate investor (which is what you need to be in order to select and buy a single rental property and build a team to manage it) with reasonable risk, you will need to learn and be at least some what hands on at least in the beginning and that is not going to be passive.

Knowing the market well will help you sell and the niche you select are long term and short term investments.  

You can deter crime by selecting shrubs and trees that do not block views.
