Unfortunately 98.7% of landlords that are selling these type of properties, do so bc of low rents and bad tenants… so you will have to solve that problem.

Your best bet, other than selling, is to go over the changes carefully to ensure they were done properly.

From the research that I've done so far with Mt Orab the houses continue to be going up in value and any homes that are for sale typically sell fairly quickly.

I recommend having a local experienced investor (an unbiased party not someone trying to sell you something) do a detailed video tour of the property and the street/neighborhood before you submit an offer and paying them for their time $100 or $150.
