The problem here is I lose $20k - $30k on the deal and I'm already dangerously thin on cash to pay holding costs.Note: There's several potential issues with the house that I haven't addressed. 1) The neighbor's yard is hideous, filled with pool equipment and junk.

@Suly Bolanos Definitely landscaping such as mowing yards and raking leaves being in the mobile home investing business. 

Do you think I could rent space in the yard?

It needs: new roof, termite treatment & one entire bedroom floor stabilized (joists eaten up), nasty old shed with leaky room out back demolished, full interior paint, replace 3/4 of fascia board and add gutters, clean up yard, possibly a new central furnace + window AC units..Purchase price & closing was $18,000. 

Here is our payment system, here is our maintenance request system, here is the late fees, here is what happens if you leave broken down cars in the yard or have a dog you didn't disclose to us.  

Features also include two fireplaces, and a large/gorgeous fenced back yard with a nice wooden deck.

Hello,The state took a side yard to build a new bridge. 

If there's a lot of loitering, unkempt yards, broken down or old cars in the street view, I just look somewhere else. 

The county said it could be used for a car lot, towing yard, repair shop, contractor yard and so forth.

The 2 years prior it says it was paid by "US Bank Home Mortgage".I found one that has had a "for rent" sign in the yard for 6+ months.
