It depends on the option agreement if it is drafted as a purchase with an equity established, often financed options were seen as purchase agreements that could qualify them as a purchase contract.

Occasionally a tenant has done some significant damage, but so far nothing that was insurmountable.We put an emphasis on offering good rental units (B & C), maintaining them well, establishing keen rental criteria, thorough tenant screening, a strong rental agreement, clearly discussing every aspect of the rental agreement with the tenant before we hand over the keys, establishing and maintaining good relationships with tenants, good relationships with neighbors who will alert us as needed, a good relationship with local law enforcement, regular property inspections, swift follow-up to rental agreement violations, sufficient insurance and a sufficient reserve fund.We stand behind our mission statement:   "We strive to provide safe, clean, affordable, comfortable, and quiet housing for responsible renters in the neighborhoods of West Vancouver."

Its more of a landlord/owner mindset that needs to be established before renting otherwise just doing it will teach you what you are doing that works, what you are doing that doesn't work and then you'll readjust your mindset and/or decide that landlording is not for you.

It does require establishing trust before you dive into the personal finances of others.When I ask, it's usually about solving a problem, needing to know to figure out what the seller walks` away with at closing, if the don't have a Realtor, they don't have a clue.Some deals require an equity split on the seller's side, for many different reasons, they won't know what they are getting unless you run through the numbers.Another is simply telling them that in financing the deal I have a few ways that I can utilize the existing loan and that could give them a better price (no, I'm not paying more for seller financing!)
